10 Steps to Your New Home

When it comes to building your new home, we like to think of it as a journey. Your journey from start to finish has about 10 steps. We'll walk through these steps briefly here for you.

Step 1: Pre-Qualification

Building a new home is an exciting adventure. But to some the construction process can seem complicated. So, to help you enjoy the process, we like to think of it as a journey. Consider the following questions: Where do you want to live? Are you ready for quiet lock and leave luxury? Room for your kids to roam? What style of home are you looking for? Once you’ve decided on the style of home you want and where you want to live, you’ll work with your lender to complete the Pre-Qualification process.

The pre-qualification process validates your employment and confirms your financial status. While pre-qualifying isn’t difficult, it does require tax returns, pay-stubs, and some paperwork that your lender will specify. Come prepared for this exciting first step in your home building journey!

Step 2: Contract

Now that you’re pre-qualified you’re ready to move on with your contract and purchase agreement. This gives the builder permission to begin planning for your construction project. It allows you to lock in the price for your new home and request any particular options/upgrades you’d like to have. Once you finalize and sign the agreement you’ll be asked to submit your “earnest money” too. This will be held in escrow until your home is complete and then credited back to you.

Step 3: Design

Once your lot is ready for groundbreaking you’ll sit down with us to choose the colors, countertops, floors and accents to make your home truly special. We’ll go over all possible selections with you and answer any questions you have about the best options for your home and lifestyle.

Step 4: Home Start Package

Now that you’ve completed your interior design choices we’ll get started on your “start package.” This means you’re giving us the go ahead to start on your home! We’ll confirm all contract requests and building options before we get started.

Step 5: Home Start Conference

At the home start conference we’ll sit down for a short conference. You’ll meet with your builder to discuss the blueprints, structural selections, and any questions you may have. Your project superintendent will keep you updated on what’s happening with your home.

Step 6: Frame Walk

During your frame walk, once the frame is finished, HVAC, plumbing and some electrical are installed you’ll have a chance to check out the site and make sure that what we’re doing meets your expectations.

Step 7: Setting Schedules

This is the countdown to closing! The drywall is hung and your home is really taking shape! It’s time to schedule your new home presentation and set a closing date. Once this date is established, touch base with your lender to lock in your rate. This is also a good time to gather change of address information and meet with your movers.

Step 8: Preliminary Walk

We’re almost finished! We’re about a week away from closing and today is the day you get to walk through your home with your builder. This is a great time to check for any flaws or issues you see in your home: we want to make sure it’s perfect before you move in!

Step 9: New Home Orientation

Congratulations! It’s closing day! You’re on the last step to owning your new home. First, let us welcome you home. This a great time to again walk through the house and look over every possible facet of the build. Now is a great time to ask questions about any aspect of your new build. We’re happy to spend this time with you helping you get to know your new home.

Step 10: Closing Day!

You’ve made it through your journey! There will be a review of paperwork and allocation of deposits. This is a great time to ask final questions about mortgage schedules and emergency contacts. Now that you’ve taken care of all that, it’s time to get the keys and enjoy your new North Peak Construction home!

Having an idea of what you want before you start talking to a closet designer or looking for shelving, etc., is a good plan.

Next, decide what's most important. Do you need lots of space for shoes? Maybe you and your family are very active and you need room for ski clothes, bulky jackets, and gear. Perhaps you enjoy collecting vintage hats and storage for those is most important. Whatever your most pressing closet needs are, address those first!

Then, talk with us and perhaps a professional organizer or closet designer about what can be done, feasibly, in the space you have.  Obviously, what you can do with a narrow closet space vs a wide one will affect your overall design.

Finally, consider all the options. Make this closet truly unique to you. Do you like drawer space? Add more drawers. Do you want a mirror in the closet space? What about an area for makeup or ironing? Will the washer and dryer be in your closet space? This will affect the overall design too.

Your closet is a room you will visit every day while in your home. Make sure it is exactly what you want! Ready to get started with a custom home project? Call us! We hope our tips for designing your custom closet help you in your journey.

Smart Home Ideas for 2022

If you’ve just completed the build on your custom home, or are looking to make your current home “smarter” this coming year, we’ve got some tips for you. Below are several smart home ideas for 2022 that can help you stress less and enjoy life more!

First, a good “smart lighting” system is a way to add motion based security lights to your entrances and even back yard areas. Products like smart lighting systems provide lights that can be used individually, but also connected through an app. You can link the lights with a security system, program them to all come on at the same time, etc.

Speaking of outdoor smart must-haves, a video doorbell is a great way to get started with smart home devices. Not only is it convenient to be able to see who’s at the door from the couch (or the office) but they add security too! You can see and speak to whoever is at the door and you can record the comings and goings of delivery people, etc.

Voice assistants and smart speakers are great additions for most of the rooms in your home. Having Alexa play your favorite music is a great way to relax in the evenings.

Continuing with your in-home smart devices, you can also use Alexa or Google Assitant, along with various apps, to control the lights, remind you of chores and appointments, and so much more.

And finally, a smart thermostat can really change your home heating and cooling routine. Some of these smart thermostats can even program themselves by learning your preferences and then creating a personalized schedule!

There are so many options for “smart home” improvements these days. We could write an entire month’s worth of blogs post on them! Instead, for more information on a variety of smart home ideas, click here.

Tips for choosing flooring in your new home

While there are many choices to make when designing your custom home, one of the most important is your flooring. These days there are so many more options for quality and affordable flooring to choose from.

Hardwood - Classic Hardwood floors are always timeless and elegant.  Hardwood floors provide a durable surface for most rooms in your home. However, it's important to remember that hardwood floors are not waterproof (though there are a few engineered waterproof styles available).  Therefore, you may want to think twice before using hardwood in a kitchen or bathroom.  Hardwood floors are easy to clean and can be easily protected with floor mats, area rugs, etc.

Tile - Another classic, standard ceramic tile is a great option for kitchens, bathrooms, and laundry rooms. Because it is waterproof and extra durable it can hold up to the wear and tear that these often used rooms create. Tile is easy to clean and comes in a huge variety of styles and colors.

Luxury Vinyl Plank and Tile -

Vinyl flooring has benefited from many innovations in both style and performance in recent years. Now, it leads the way in achieving the perfect balance between affordability and durability. It is waterproof, can stand up to heavy traffic and pets, and is easy to clean. There is a plethora of styles and options available and it's affordable too!

And finally, while not everyone loves it, there is something cozy about the feel of carpet underfoot in the mornings. Even if you just use it for bedrooms, or opt for a hard-surface flooring and area rugs, some sort of carpet is worth considering. If you have indoor allergies it might not be for you, but with the advent of robot vacuums and stain protectors, having carpet isn't as scary as it used to be!
