10 Steps to Your New Home
When it comes to building your new home, we like to think of it as a journey. Your journey from start to finish has about 10 steps. We'll walk through these steps briefly here for you.
Step 1: Pre-Qualification
Building a new home is an exciting adventure. But to some the construction process can seem complicated. So, to help you enjoy the process, we like to think of it as a journey. Consider the following questions: Where do you want to live? Are you ready for quiet lock and leave luxury? Room for your kids to roam? What style of home are you looking for? Once you’ve decided on the style of home you want and where you want to live, you’ll work with your lender to complete the Pre-Qualification process.
The pre-qualification process validates your employment and confirms your financial status. While pre-qualifying isn’t difficult, it does require tax returns, pay-stubs, and some paperwork that your lender will specify. Come prepared for this exciting first step in your home building journey!
Step 2: Contract
Now that you’re pre-qualified you’re ready to move on with your contract and purchase agreement. This gives the builder permission to begin planning for your construction project. It allows you to lock in the price for your new home and request any particular options/upgrades you’d like to have. Once you finalize and sign the agreement you’ll be asked to submit your “earnest money” too. This will be held in escrow until your home is complete and then credited back to you.
Step 3: Design
Once your lot is ready for groundbreaking you’ll sit down with us to choose the colors, countertops, floors and accents to make your home truly special. We’ll go over all possible selections with you and answer any questions you have about the best options for your home and lifestyle.
Step 4: Home Start Package
Now that you’ve completed your interior design choices we’ll get started on your “start package.” This means you’re giving us the go ahead to start on your home! We’ll confirm all contract requests and building options before we get started.
Step 5: Home Start Conference
At the home start conference we’ll sit down for a short conference. You’ll meet with your builder to discuss the blueprints, structural selections, and any questions you may have. Your project superintendent will keep you updated on what’s happening with your home.
Step 6: Frame Walk
During your frame walk, once the frame is finished, HVAC, plumbing and some electrical are installed you’ll have a chance to check out the site and make sure that what we’re doing meets your expectations.
Step 7: Setting Schedules
This is the countdown to closing! The drywall is hung and your home is really taking shape! It’s time to schedule your new home presentation and set a closing date. Once this date is established, touch base with your lender to lock in your rate. This is also a good time to gather change of address information and meet with your movers.
Step 8: Preliminary Walk
We’re almost finished! We’re about a week away from closing and today is the day you get to walk through your home with your builder. This is a great time to check for any flaws or issues you see in your home: we want to make sure it’s perfect before you move in!
Step 9: New Home Orientation
Congratulations! It’s closing day! You’re on the last step to owning your new home. First, let us welcome you home. This a great time to again walk through the house and look over every possible facet of the build. Now is a great time to ask questions about any aspect of your new build. We’re happy to spend this time with you helping you get to know your new home.
Step 10: Closing Day!
You’ve made it through your journey! There will be a review of paperwork and allocation of deposits. This is a great time to ask final questions about mortgage schedules and emergency contacts. Now that you’ve taken care of all that, it’s time to get the keys and enjoy your new North Peak Construction home!
