About the Position
The primary responsibility of the Preconstruction Manager is to execute all phases of construction project procurement and preparation including design and plan review, estimation, bid process management, contract management, planning and project handoff.
This position will work extensively with project stakeholders, business teams, and other internal/external partners to define, procure and plan projects and set up operations teams for success through project kickoff. Our ideal candidate will have experience at various stages of development including, but not limited to due diligence, conceptual design, estimating, contract management, people management, procurement, and permitting.
Successful candidates have experience or backgrounds in the Construction Management, Architecture, or Engineering disciplines.
Responsibilities
Include but are not limited to
▪ Manage the project procurement process through its lifecycle, work within tight timeframes with strict submission deadlines while paying careful attention to detail.
▪ Maintain positive owner relationships through contract negotiations including design, scope, terms and cost discussions.
▪ Prepare timely, thorough and accurate estimates for bid proposal.
▪ Estimate costs related to materials, labor, equipment, fees and time needed in a project. ▪ Assess potential risks and site feasibility in review of project documents and during participation in job walks and preparation of takeoffs.
▪ Review architectural drawings, blueprints, and supporting documents and manage RFIs and RFPs to understand the scope and requirements of a construction project.
▪ Work with architects, engineers, subcontractors, stakeholders and team members to understand project details, consider trade expertise and refine estimates.
▪ Maintain a thorough database of updated permitting and regulatory fees, material and labor costs, historical internal project costs and industry market pricing and trends.
▪ Alongside the Project Manager and Project Coordinator, manage the handoff process from Pre Construction to Project Kickoff.
▪ Provide regular updates to leadership regarding phase of each project in the pipeline.
▪ Request, review and manage subcontractor bids for multiple pre-construction projects concurrently.
▪ Cultivate relationships with vendors, subcontractors, municipality leaders, and other industry professionals to support business development and community involvement.
▪ Develop detailed project plans, including timelines, budgets, and resource allocation.
▪ Ensure all necessary permits and approvals are obtained before construction begins.
▪ Liaise with regulatory authorities and ensure compliance with local, state, and federal regulations.
▪ Identify opportunities to reduce project costs without compromising quality or functionality and propose alternative construction methods, materials, or designs to achieve cost savings.
▪ Collaborate with the Operations team to provide feedback on project details and insight to resolve budget or schedule issues.
▪ Facilitate OAC meetings during the pre-construction phase.
General Qualifications
▪ 5+ years of experience as a Project Superintendent, Project Manager, Estimator or other construction related disciplines.
▪ Experience with negotiation, sales and contract management.
▪ Strong understanding of residential and commercial construction standards, requirements and local, state and federal construction regulations.
▪ Experience with Microsoft Suite (Excel/Word/Outlook/PowerPoint).
▪ Experience with Bluebeam Revu or Adobe Acrobat or willingness to learn.
▪ Valid driver’s license and dependable transportation.
Skillset Qualifications
▪ Excellent communication skills, including writing, speaking and active listening.
▪ Ability to interpret architectural and construction plans, contracts, drawings, renderings of projects to accurately identify labor, material and time needs.
▪ Great problem-solving and decision-making skills.
▪ The ability to work as part of a team or independently.
▪ Excellent organizational and time management skills to allow for effective multitasking across multiple projects.
